January 2012

Retail:  Bet the Farm leased 2,250 square feet at RB Plaza, 16765 Bernardo Center Drive, San Diego 92128 From Rancho Bernardo Plaza, LLC.  The property was leased for 120 months at $872,145. The lessee represented itself.  The lessor was represented by Darlene Pradarelli of Capital Growth Properties, Inc.

Yum Yum Donut Shops, Inc. has signed a 10yr. renewal at 3122 E. Plaza Blvd. at $1.38 per square foot per month.

Masterpiece Realty Associates has signed a 2 yr. renewal at 1237 Camino Del Mar, Suites A&B at $4.27 per square foot per month.

Chance Bistro #2 LLC signed a ten-year lease with a total consideration of $805,142. The lease is for 2312 square feet at 1006 Scripps Ranch Boulevard. Greg Wagner of Capital Growth Properties represented the Landlord (MFW Family LLC) and Mike Spilky of Location Matters represented the Tenant. 


October 2011

RE/MAX Associates signed an expansion and renewal of 6,235 sq. ft.  at 16787 Bernardo Center Drive, San Diego, CA 92128 for $1.85 plus utilities for sixty-four months. Darlene Pradarelli represented the Landlord.

Plaza Village Signed a new 3 year lease with Beethoven Sibug for 960 sq.ft. at a rate of $1.20 psf plus NNN's which will be used as a kitchen, flooring and bath showroom. Todd Law represented the Landlord.

Cheng Tan and Elizabeth Kim Oh signed a 60 month lease at $2.45 NNN for a new hair salon at 7843 Girard Avenue, La Jolla, CA 92037.  Darlene Pradarelli represented the Landlord.  Darlene Pradarelli represented the Landlord.

I.B. Divers signed a sixty month lease at 6924 La Jolla Blvd., La Jolla, CA 92037 starting at $2.04 per sq. ft. Darlene Pradarelli represented the Landlord.

4121 Mission Blvd. Signed a new 5 yr. lease with Majeed Majeed for 630 sq.ft. at a rate of $3.00 psf plus NNN's which will be used as a smoothie and sandwich shop.  Todd Law represented the Landlord.

Caren Hardy and  Volubis Imports both signed renewed their leases at The Crosby Center, 7730-7742 Herschel Avenue, La Jolla, CA 92037 for lease rates of $3.20-$3.57 per sq. ft. plus utilities. Darlene Pradarelli represented the Landlord.

4475 Mission Blvd. Signed a new lease with Patrick Lee at a rate of $405 per month which will be used for general office space. Todd Law represented the Landlord.

Hafedh Chaabane renewed his retail lease at The International Shops, 1237 Prospect Street, La Jolla, CA 92037 for $4.00 NNN per sq. ft.

September 2011

Miguel Leff, Attorney at Law, leased 1,300 sq. ft. for sixty-three months at $2.55 per sq. ft. plus electricity at 875 Prospect Street, La Jolla, CA 92037. Darlene Pradarelli represented the Landlord.

4030 Sports Arena Blvd. Signed a new 66 month lease with Heather Rolinski, Inc. at a rate of $1.15 psf plus utilities which will be used as a doggie daycare facility.  Todd Law represented the Landlord.

Ursula Bensimon Malka, dba Bensimon Photography; Travis Owens, dba real estate office; and Tuan Trihn, a jeweler,  leased retail spaces at The International Shops, 1237 Prospect Street, La Jolla, CA 92037.  Rates ranged $2.46 - $2.61 per sq. ft. plus utilities.  Darlene Pradarelli represented the Landlord.

The Scooter Garage signed a twenty-five month lease for 1,050 sq. ft. at $2.00 per sq. ft. at 6902 La Jolla Blvd., La Jolla, CA 92037. Darlene Pradarelli represented the landlord.

Convoy Crossroads Signed a 5 yr. lease renewal with the United States of America at a rate of $2.34 psf plus utilities.  Todd Law represented the Landlord.
